More development coming to corner of Ardrey Kell and Providence Road?

From the Charlotte Observer
The Charlotte Golf Links site at the corner of Ardrey Kell and Providence Roads near I-485 may soon be developed into a mixed use project that would include homes, office buildings, retail space and even a school.

Lincoln Harris, local development firm, filed plans to rezone the 188-acre Golf Links property last week.

The news comes as construction for Waverly, a mixed used development across the road from the site, has commenced. According to the Charlotte Observer, "Together, the two projects would add hundreds of houses, apartments and more than a million square feet of office, restaurant and retail space to [the area]."

Traffic is the major concern of residents. Traffic studies and public meetings are underway. The article sites that "an analysis by the city before approving the Waverly rezoning showed that its development alone would generate 19,400 new daily vehicle trips for the area."

Union County taxes to increase by 15.4%

The Charlotte Observer just published an account of the county board voting in favor of a 15% tax hike for Union County residents.

Importantly to home owners in Union County, NC:
"With the new budget, the tax rate on real estate and personal property moves from 66 cents to 76.14 cents per $100 of valuation.

That means the tax bill for a $200,000 home would increase by $203, moving from $1,320 to $1,523. County staff said the tax rate would not need to increase next year, as it accounts for estimated growth in student population and inflation.

Several neighboring counties kept their tax rates the same for the fiscal year that starts Tuesday, with Mecklenburg at 81.57 cents, Cabarrus at 70 cents and Gaston at 87 cents. Union’s tax increase now pushes the county even closer to Mecklenburg’s rate."

How do you get a home ready for sale?

Getting a home ready for sale does not have to cost a lot of money. Focusing on the right things will help reduce a seller's time on the market and will result in a higher sales price.

DO spend money on:

Cleaning your home. Sometimes the simple things get overlooked by a seller. A clean home gives a message that the seller cares about the home and has maintained it. Making a home super clean is one of the most important components to staging for success. Do not overlook washing the windows! Windows never get more attention than when the home is on the market.

Paint: Painting is relatively inexpensive but adds a lot to brighten up a home. Neutralize rooms that have been personalized but avoid going "all white". Buyers are not looking for a "sterile" experience. Ask a painter about new color trends or look on Houzz for neutral color ideas.

Backsplash in kitchen: Dress up a kitchen with a new glass backsplash. It's an inexpensive way to give a tired kitchen a facelift usually for under a $1,000. Lowes has a great tile selection and will even come out and install it for a very reasonable price.

Front Door: Give the front door a fresh coat of paint and make sure the handle set looks shiny. Buyers spend time waiting on the porch for the Realtor to open the door. It gets a good "look" before Buyers even make inside the house.

Do NOT spend money on:

Improvements that are not readily apparent on a walk through. This is not the time to upgrade the hot water heater from a 50 gallon to a 75 gallon if the 50 gallon is functioning fine.

The Garage: If you always talked about drywalling the garage and putting an epoxy floor down but never got around to it, don't do it now! Most buyers only consider the size of the garage and often women don't even give it so much as a glance. I find that sellers love to spend a lot of time "organizing" and "cleaning" the garage when they are getting ready to go on the market. My advice is to use that time and energy on the interior of the home and forget about the garage. It wont affect a buyer's decision to buy the house and chances are their garage doesn't look much better.

Cabinets: Replacing cabinets is expensive and often requires also replacing tops, sinks and the kitchen faucet. I advise sellers to have their cabinets painted if they are oak or dated looking. It is a fraction of the cost of new cabinets and can add a lot of appeal to an otherwise dated kitchen or bathroom.

Marvin, NC News

Here is a recap of some local news for the Blakeney/Marvin/Northwest Union County area.

There will be two Public Information Meetings held TODAY in the Kohl's parking lot to discuss two proposed developments at the corner of Rea Road and Tom Short Road. These projects include a Pulte age restricted development and a movie theater complex by Raley Miller. Information about these projects and about the meeting times can be found at the Marvin, NC web site. Maps of the proposed plans are attached on this page (left).

Idaho-based retailer Coldwater Creek has declared bankruptcy and will be closing stores beginning in May. This will include its location in the Blakeney Shopping Center.

Bravo! restaurant has announced that it will officially open its location at Blakeney on April 24.

Last month, Flywheel Sports closed its location at Blakeney. The Providence Road location remains open.

Most expensive home sales in Charlotte for 2013

Here's an interesting list: the most expensive residential real estate sales in Charlotte in 2013.

Topping the list is a sale for $3.8 million for a 7,400 square foot home in Mooresville.

Other top prices include $3.7 million for a 7,400 square foot home on Carmel Park in Charlotte and $3.7 million for a 10,000 square foot home in Cornelius.

Two homes in Waxhaw, NC also made the list of top home sales in 2013.

Union County neighborhoods affected by school redistricting

Last night, the Union County Public School (UCPS) Board of Education approved their redistricting plan. 

What does this mean for homeowners? Many homeowners paid a premium to be in the school district of their choice, and now they may be assigned to different schools next year.

Why We Love Union County Public Schools

Union County Public Schools (USPS) may be experiencing change and conflict - between challenges that come with high growth and an adversarial relationship with the county government - but there are reasons why people love these schools. 

Taken from the UCPS web site, here are some "points of pride" for the school's performance record:
  • UCPS had 86 Federal Annual Measurable Objectives targets to meet. We met 100%. The state met 95.6%.
  • UCPS had 184 State Annual Measurable Objectives targets to meet. We met 181/184 for a status of 98.4%. The state status was 89.0%.
  • 92.5 percent of the schools in UCPS met or exceeded academic growth expectations in the 2012-13 school year. Statewide, more than 71 percent of North Carolina public schools met or exceeded academic growth expectations in the 2012-13 school year.
  • UCPS posted the state’s second highest district academic performance as measured by the performance composite rates on the end of year assessments. Only one, much smaller, school district out of the 115 school districts in the state posted a higher performance composite rate.
  • The 2013 UCPS graduation rate was 90.83 percent, marking the seventh consecutive year that the graduation rate has improved and the first time in state history that a large school system has had a graduation rate above 90%.
  • Union County Public Schools continues to have the highest graduation rate of any North Carolina school system its size and continues to rank at the top in its academic growth and performance rate.
To look more closely at the district's or individual schools' performances, NCReportCard.org is an excellent source. Reportedly, the state moved to a new testing system last year and also changed the requirements for teachers mid-year.

Jobs in Charlotte, NC

There has been a lot of recent jobs news in the Charlotte, NC area.

* Lowe’s to hire 25,000 seasonal workers for its busiest time of the year (Charlotte Business Journal). April through September is the "busy season" for home improvement stores. The company is currently interviewing for 25,000 short term employees, including approximately 700 jobs in 30 Charlotte-area stores. It's rival, Home Depot, has also announced it plans to hire 80,000 workers nationwide. (See "Home Depot looks to hire 80,000.")

* Publix has begun the hiring process for its upcoming Matthews store. The grocery chain plans to have 150 employees at this store, including new hires. Applications are also being accepted for the store's Indian Land, SC and Fort Mill locations. The company says it could bring more than 2,000 jobs to the Charlotte market in total. * The CBJ put together a lengthy list of Charlotte-area engineering firms that plan to hire engineers in 2014.

* Wellmore has announced plans for a new retirement community in Tega Cay, SC. According to the CBJ, "The retirement community is expected to create nearly 130 jobs in health care and management, with site work and landscape design contracts awarded to local firms. It is slated to open in summer 2015." Other area retirement communities are under construction (Brightmore of South Charlotte in Ballantyne) or planned (Waverly at Providence and Ardrey Kell Roads) in the area, and could bring additional healthcare jobs.

Charlotte area makes national and state "best of" lists

We've noticed that the Charlotte area is being ranked nationally by some big names - and against some big city competition. Here's a run-down of some of these lists:

* Charlotte: #8 for America's Fastest Growing Cities by Forbes (2/14/14).

The magazine "assessed the estimated rates of population growth for 2013 and 2014, year-over-year job growth for 2013, and the rate of gross metro product growth—a.k.a. the economic growth rate–for 2013. We also considered federal unemployment data and median salaries for local college-educated workers, courtesy of Payscale.com. The result is a list of the 20 fastest growing metro areas in America in terms of population and economy."

* Charlotte: #10 for Happiest Cities to Work In The U.S. by CareerBliss.com (2/11/14).

The job-hunting web site considered "opportunity for growth, relationship with boss and colleagues and working environment in at least 100 reviews by employees."

* Charlotte: #3 Best Buy Cities: Where to Invest in America by Forbes (12/26/14)

To come up with their list, Forbes and Local Market Monitor ranked cities with a population over 575,000 on population growth, relatively low home prices, and growth of the local jobs economy.

* Ballantyne: #5 Most Popular Neighborhoods of 2013 by Realtor.com (12/16/13).

The web site search engine, operated by the National Association of Realtors ranked Ballantyne as the #5 most searched zip code in America for 2013.

* Marvin, NC: #1 Best Place to Live in North Carolina by a Yahoo! News Writer (1/6/11)

This is one of our favorite articles because Marvin truly is a great place to live! The Yahoo! news group looked at three main factors when choosing their list: "(1) median household income (adjusted for cost of living); (2) educational attainment (% of residents 25 years and over who have earned a bachelor's degree or higher); and (3) property crime rates per 1,000 residents (burglary and automobile thefts)."
